Sealcoat should be applied every 24-36 months to maximize asphalt protection. Temperatures prior to sealcoating should be 50 degrees and rising with no inclement weather. It takes 24-48 hours for sealcoat to cure correctly. Always rout cracks – it will increase sealant performance by 50%. Marking paint should never be cut with water. Do not sealcoat asphalt freshly paved surfaces for at least 6 months. Asphalt will soften in hot weather. Sharp, pointed objects (i.e. bicycle kickstands, high-heeled shoes, etc.) can damage the softened asphalt. Illinois state law allows only latex paint for parking lot and street markings. No Chlorinated Paints! Always inspect pavement for any major changes that may need immediate attention – cracks, holes, faded markings. Improper parking lot drainage can possibly be fixed with catch basin installation.
